The Building Regulations 2001 


The Building Regulations (Part L) now govern the installation of both new and replacement boilers. 


In summary, a minimum level of efficiency has been set for boilers (in terms of the proportion of useful heat energy extracted from the gas), and time and temperature controls must be installed with an interlock to positively shut down the boiler when demand is satisfied or turned off. Sleeping areas must also have separate temperature control from the living areas.


Further requirements are that boilers are commissioned in accordance with the manufacturer's instructions (which usually specify cleansing of the pipework and radiator system), and the BenchMark log book is completed to confirm compliance with the regulations and left with the customer.
